Description
Adobe Systems outsources its facilities management to Cushman & Wakefield. Adobe measures the performance of Cushman & Wakefield's facilities management using a set of eleven key performance indicators (KPIs) that were jointly developed. These indicators target: 1) energy conservation, 2) cost controls, 3) preventative maintenance, and 4) customer satisfaction. One of the KPIs, for example, requires that all three office towers qualify for the ENERGY STAR label each year - a challenge since Adobe continues to increase the number of employees and HVAC-intensive data centers and labs on campus, all of which increase total energy demand. Cushman & Wakefield's performance under the KPI is directly tied to 20 percent of its management fees. This practice encourages conservation practices.
Goal / Mission
The goals of the KPIs are to ensure optimal efficiency as well as cost control and functionality.
Results / Accomplishments
Since 2001 Cushman & Wakefield has implemented a number of energy efficiency, energy conservation and water use efficiency measures at Adobe Towers. In total, approximately $958,500 have been spent, receiving $178,489 in rebates and other incentives, and achieving annual energy cost savings around $748,000.
